The 2025 REIWA Awards last Saturday at Crown Perth brought together the very best in Western Australia’s real estate industry, celebrating dedication and results. For Noble Avenue Real Estate, it was a night filled with pride, as both individual achievements and team recognition were celebrated.

What makes this award especially meaningful is the market in which it was achieved. Over the 2024/25 financial year, Perth experienced one of its most competitive markets on record.

The city was operating with one of the smallest pools of homes for sale in years. Active listings hovered around 4,500 for much of the year, and by June 2025 had dropped below 4,000, sitting at just 3,997.

In a climate of record-low listings and soaring demand, achieving consistent results for clients required not just expertise, but also adaptability, creativity, and trusted local knowledge.

These conditions reignited the Fear of Missing Out (FOMO) among buyers and made having the right guidance from real estate agents critical for sellers. Looking Ahead

While awards celebrate past achievements, they also set the stage for the future. As we move through Spring, REIWA members are already reporting an expected lift in new listings as sellers prepare to enter the market.

However, conditions remain incredibly competitive. Perth currently has just 2,905 homes for sale across the metro area, the lowest level on record. Fewer homes on the market mean stronger competition, and buyers are responding with urgency. At our recent Ocean Reef home open, more than 100 groups attended over the weekend, demonstrating the depth of demand.

This pressure is only set to increase, with the new 5% First Home Buyer scheme launching on October 1, further adding to the number of active buyers. For sellers, this creates an opportunity to capitalise on heightened demand and achieve outstanding results.
